Q Do the villas have a 10year guarantee, similar
to the British NHBC?

A On completion the villas have a certificate by
a structural engineer against any structural
defects, and further we maintain these villas
therefore we would make good any problems.

Q What are the rates and taxes on the villa?

A There are no rates or taxes on the properties
other than a small charge on the electricity bill
for refuse removals and similar community
charges (minimal)

Q How many years can a rental contract be agreed for?

A Usually 3 years, but can be up to 7 years,
subject to villa quality and location.

Q At what point in a villa’s purchase can a
client sign a contract for a guaranteed rental
income?

A When the villa design is chosen, before build
begins.

Q Is this time frame variable?
(ie before/during/after build)

A Any time after the villa design has been chosen.

   

Q I have heard that a new tax has recently been
introduced on property, of around 19% of the
value?

A
A new tax has been levied on new build
property effective from January 2006, which
only applies when selling on the property.
This tax is based on the taxable value and not
the market value and is not paid by the
Vendor.

Q Is the payment by the Tour Operator made
annually in advance, or as a lump sum, or a
combination of the two?

A Payments are made May-October and
can be monthly/bi-monthly - whatever
preferred.

Q Is there any Capital Gains Tax?

A No, there is no current Capital Gains Tax.
