With Scruples, it really is so simple!
STEP 1. Inspection trip - We organise the tickets and accommodation, for a nominal charge of £250 per person, this is deductible from the purchase price of the property. The trip lasts 3 or 7 days, just enough time to view the island, the villas, and the land. To get a feel for the culture, the lifestyle and, of course, to sample the local cuisine.
STEP 2. Deposit - Once you have made your choice, we prepare a pre-sale agreement which you sign. At this point a deposit is required to reserve the property. 10% on land purchases and 5% for a Villa.
STEP 3. Financing the purchase - The local banks will be happy to finance up to 100% of the costs, or in some cases up to 120% subject to proof of income and by registering a mortgage on the property. These can be arranged with a local Greek Bank at around 3.8% variable with the Euro rate. Loans can also be raised in the UK on your available equity. Rental income may be advanced to assist with part of the building costs.
STEP 4. Sales Contact - A date, convenient to all parties, is set to sign the final contract and pay the balance of the purchase price. We can handle any necessary formalities, such as registering you with local authorities, before the preparation of the sales contract, completing and processing all necessary documentation for the payment of transfer duty, which is approximately 9.5% of the property value. We will also appoint a Notary Public, a lawyer and a translator in order to search the Deeds and draw up the contract. All parties speak good English and the contract is read out in both languages. Note that the Notary Public is a neutral official representing the Law and the Greek authorities. He/She is there to draw up the contract, ensuring that all legal formalities are complied with and that both parties are properly represented. The legal cost for drawing up the contract and registering it with the Deeds Office is about 2% of the property value.
STEP 5. Building Permit - Guided by our experience, our team of architects, and your budget, you decide on the villa design. This can be arranged by telephone, fax or email. Once the design is agreed we begin the process of obtaining the building permit for you. The cost of such a permit which includes taxes, architectural and structural drawings and supervision of key stages, by a qualified civil engineer, ranges from 3,000 to 8,000 euros depending on the size of the villa and pool. This process can take up to 2 months. In certain cases where the land is located outside the village/town zone, the permit is issued before the Sales Contract is signed.

STEP 6. The Building Contact - Before the commencement of the building works, the building contract must be agreed upon and signed. The contract contains all details, such as material specifications, commencement and completion dates, and payment schedule. The contract can be negotiated, agreed and signed by telephone, fax or e-mail.
STEP 7. Selection of finishing material - During one of your visits to the island, or at the time of signing the sales contract, you will be able to select finishing material for your villa from a wide range available i.e. roof tiles, poor/bath/patio/pool tiles, colour of shutters, kitchen/bedroom cabinets, wall colours, etc.
STEP 8. Stage Payments - The payments will be specified in the building contract. We normally require a 10% deposit one week before commencement of building. The balance will be paid in equal monthly instalments over the construction period specified in the contract, usually 8 to 10 months. The monthly instalments will also be subject to building progress and the final instalment must be paid 30 days after completion of the building, to the satisfaction of the owner.
STEP 9. Furnishing & landscaping - If required, we are happy to undertake on your behalf the furnishing and internal finishing. We can also arrange for transportation of furniture from the UK. We can design the landscaping in consultation with you and complete it with the plants/trees of your choice. There are nurseries on the island which can be visited for ideas or to purchase suitable plants for this area.
STEP 10. Lettering & Maintenance The Villa - We are agents for several tour operators - Thomson Villas, Something Special, Villas of Distinction, Simply Travel; therefore we are in a position to advise on Rental Contracts which can be signed as soon as the land is purchased. The contract can be a guaranteed rental contract or allotment contract, for one or more years. In some instances the tour operator might advance rental income to assist with the completion of the villa. We also have a professional maintenance team who can maintain the villa throughout the year. |
